To my knowledge, Investors/Speculators don't pay retail... unless they offer you some sorta creative (ill-advised) deal asking you to deed you their home....without paying off the mortgage.

You claim the property has been marketed well... so your home is most likely overpriced.

Price it to sell irrespective of what is owed.
