Newb here...Need some general info please...

Long long story short I am stuck in a bad loan and after a year of fighting it has caught up with me and I NEED to get out of my house. My situation is unique though: I have no other debt then the house, no car credit card debt, no car loans, and I owe less then what the house is worth(maybe $10,000 or so). The housing market is DEAD in my area and I have been unsucessful trying to sell(even cheap!). So...what can/should I do? I just cannot keep up with my large monthly payments. On a side note, I have "good" credit, but not excellent so I cannot refi to a more reasonable rate.
