The vast majority of California foreclosures use the non-judicial foreclosure process(trustee sale). By statute, loans in California used for the purchase of an owner occupied dwelling of 1-4 units are exempt from the possibility of a deficiency judgment.

I don't have the statute number in front of me, but I can look it up if you'd like to read it for yourself.
