I agree. The H.S. Dent Foundation may have missed the beginning of the decline
when they published their update on Oct. 2006, however, I think one should look
for several sources of information before making an educated decision. The H.S.
Dent Foundation is not infallible and doesn't claim to be. They've had many
accurate predictions and have missed many ones. In my opinion, the H.S. Dent
Foundation is one of the best sources that I know of, and I am a subscriber to
their monthly educational and informative economic newsletter. The H.S. Dent
generally agree with many well known and respected economist and analyst such
as Gerald Celente (http://www.trendsresearch.com/) and many other authors of
research publications and books available in bookstores across the country
(astore.amazon.com/juliomarticla-20); that a severe economic depression is
coming (very likely starting by 2010 or so) and that will have devastating consequences for real estate. Specifically residential real estate will probably
decrease 40%-50%) in several parts of the country.

I don't see how this information could be inaccurate since it comes from many
reputable sources, and I don't see how by showing it to someone in this board will
be pushing hysteria as it's mentioned in your comments. It's information readily
available to anyone who does a throughly and educated research on the topic.
