If your goal is to save the home, then you should consult with your insurance company re: the mold situation. you might realize some reprieve and related temporary displacement compensation.

If you can't afford the home then list it for sale (FMV) As Is considering the inherent mold challenges. Once an offer has been secured (if it falls short) you can then present it to the lender for short sale consideration.

You might also consider bringing litigation against the inspector(s)if you feel they breached their contractual obligation to you.
