Thanks for all the helpful information. As you said... I'm not to concerned with the 1st mortgage as I know they will get the profit from the foreclosure sale. I'm concerned with the 2nd mortgage company. I don't have much property... just a checking and savings account and a car in which I still pay for. Since I don't have much I am wondering if they will even waste their time. My second loan is about 30,000.

This is such a scary feeling... I bought this house with the best intentions. Ended up falling on hard times and then my mortgage payments went up. I've tried selling the house, but with the pre-payment penalty I have and the market... I would never get what I owe. It's been on the market for a year.
