Renting and Foreclosure

Living in a college town where landlords have been burned by student renters vacating early, many landlords now require a year of rental fees paid in advance. The question I ask is what happens if the landlord goes bankrupt or the house is foreclosed on? Is the tenant protected by any law? South Carolina.
