Thanks so much Julio for your advice. Our mortgages are a refinance and not the purchase loan. That is why I am concerned. Also, we know that the homes everywhere will continue to go down in price but the reason we want to move to Temecula is because it has many benefits we are looking for in a community. It has all of the facilities and special needs' schools our son will need to fight his autism, it is one of the safest cities in S. California and it is extremely family oriented without the trash we have in our area. The city council is working to make that city better and better whereas, in Perris, it was another landslide win for the same city council that has been running it for over 20 years. No growth, no city improvements, no help. Even if the prices in Temecula go down further like here, it is okay because it will be our last home purchase and we will ride out the wave. But if we stay here, I fear that even seven years down the road, I still will be below market value and lose out on a great opportunity to move to the city we can now afford. Also, about the living trust, I was just worried about the need to protect it in case of forclosure. Is there anything in it that would need protecting? Or is it just a document pertaining to our requests when we die? Thank you so much for your help. Jennifer
