The land trust is not unethical or illegal and has been widely used over the past few years. It even protects the property and the seller by not allowing additional liens to be placed against the property while in the trust. This can protect everyone involved in the deal, there will be no suprises at the end when you get to closing such as new liens popping up. However with that being said, there are a lot of investors who are moving over to using the Option Contract rather than the Land Trust. It's less tricky.
