Perhaps not the rape and pillage some of the investor gurus would lead you to believe (sorry for the language)is available, but good deals nevertheless. Second, banks are very easy to work with. As long as you know the process and how it works.

That is where having an agent who works with REOs on a regular basis is important. You have a guide. Unfortunately, most real estate people are not skilled in this area.

You can call your local companies and ask the managers if they have specialists in this area. Then interview them to see their experience and knowledge.

Oh, most of the national sites out there are lousy. Better to find an agent who collects this kind of data.
