how to walk CA upside down condo

My condo went from 385k down to 300k. i borrow 346k from the bank. I wanted to buy a 2nd home and walk away from the condo. I looking into youwalkaway.com for help. Any advise comment is appreciated in walking away this condo smoothly. Thank you.
