How do you do a Equity Buy Out?? Help

What are the exact steps to doing a equity buy out. I want to do it just like a short sale where I sign the contract to buy at a certain price then flip to a retailer for a higher price at a Simultaneous closing that way title never passes my hands

Please I need to know ASAP I am meeting tonight with a couple with two homes that are in distress need slight rehab and is going in forclosure. However there is lots of equity in both. i have end buyers who I know will eat these up. Please advise
