I'm glad this case has been decided favorably to you. Until the title is
transferred to you, I see little you can do to protect yourself from liability.
It's always advisable to have a lease agreement with anybody that occupies
a property that you own, even if it's for 15-30 days. In this situation, you
are not legally the landlord, so you have no legal power to sign any
agreement with the landlord.
If the tenant doesn't agree to sign a lease agreement when you take title
of the property, then you have to use the legal remedies available in your
state to evict him/her.
