Only your lender can answer your question with exactitude. Lenders are autonomous in their criteria to
accept deed-in-lieu. The lender should have given you a list of requirements for the deed-in-lieu and
should have given you a reason for the refusal. Generally lenders only accepts deed-in-lieu if the
borrower is going through proven financial hardship, there are no junior liens (e.g. second loans), etc.
