Foreclosure "consultants"

I am in touch with a foreclosure relief company who says that they will give me a money back guarantee in writing if they do not perform. (They sent me a copy of the contract and it is in there) They offer to negotiate a loan modification or provide an investor who will buy the property from me in a short sale, allow me to lease the property back from them and offer me a buyback option for one year after. They even offer credit repair. They want 1500 dollars with a 750 pmt up front.

I did a little research and found out that it is not legal for a foreclosure "consultant" to charge a payment until their work is done. See url...

My question is this. Does anyone know of a company that does not charge an upfront fee and will still offer a buyback option?

Also, I seem to remember that if a person buys a house that is in foreclosure in CA, the seller can still come back for up to one year and buy the property back. Anyone know about this?
