Also offering to have a buyer in the wings (sometimes just an low ball investor front) is a conflict of interest (IMHO). The rent/buy back is one of the areas currently being outlawed in a number of states as it is so often a con game.
These guys may be legit, but what they do may not even be legal in your state.
As to finding consultants who are only paid after they do all the work...good luck. I would never put the time and energy involved in all of this on a contingent fee basis (paid only if successful).
Bad enough we have to do that when marketing real estate as agents :>)
Also remember that contigent fee arrangements cost you 2-3 times as much as a flat fee or hourly in the long run. There are those that do it but they expect to be paid well for the risk.
