Once a loan is delinquent or in default, the lender orders (and you pay for) drive-by BPOs every month.
The BPO rep will determine if the property is occupied, and may knock on the door to find out who lives there. The BPO rep may talk to neighbors, and often take pictures of any vehicles in the driveway.

The lawyers will see if you have filed a landlord certification with your town, and if you have obtained a certificate of occupancy for the occupants.

The lender will probably call for a copy of the insurance policy, too. Not all, but some do.
