Florida is judicial foreclosure which means the lender files a lawsuit against the homeowner to get the house back. Florida law permits deficiency judgments immdiately or the lender can bring a lawsuit for the deficiency under common law years later.

Ed, IMO it's much better to negotiate a short sale (or allow the lender to counter with a DIL), rather than allowing them to foreclose.
