The first thing you have to do in any state, is petition to get the property back from the courts, some quick research will show you how to do that. This way it will atleast pause the process a bit.

As long as you have a payoff on the mortgage, you can do a shortsale. You just have to make sure you fix the problems with the sheriff because if not you will lose the house.
