I have similar situations on three properties. I, too, tried to refinance; but was shot down pretty rough handedly. Once the investments go sour (less value), you are pretty much out of luck. Even missing mortgage payments will not open your banks to negotiation. I encourage you to keep looking for refinance options, but do not get your hopes up. Your only shot is probably either to keep making all of your payments or let the properties go. For me, I have three foreclosures going to court soon. It is not pretty here on the Florida panhandle.
