Sorry,I just stumbled across this site, and threw my offer of help out there. As I read further, I realized that this may be considered in violation of the site's rules - as some may see it as a solicitation of business. That was not my intent.
Avoid the loss mitigation companies - especially any that charge upfront fees - this is a violation of the the CA foreclosure laws.
Most servicing companies (rep'ing banks) won't talk to you until you are several months in default of your loan.
Probably best approach is to see if there is a TILA or other statutory violation on which to bootstrap your leverage. This is usually where a lawyer can help you. You need a crediable threat of litigation to bring them to the table....
