I would suggest a Short Sale would be in order. I am not familar with foreclosure laws in Wisconsin, but a Short Sale situation would be in order.....i really don't see your friends refinancing at this time....as far as a time limit as to when they would have to be out, you can goto the following website....www.foreclosureforum.com, there is a gentleman on there by the name of Ward, extremely knowledgeable about the foreclosure process.....
