The tenant will know about the impending foreclosure shortly after the Notice of Default is recorded. The NOD, once recorded, is a public document that will be picked up by the local foreclosure data providers. Subscribers to those data services will mail various offers to both the property and your mailing address, there might also be people visiting either address with various offers.
I'll admit I don't comprehend exactly what you are trying to accomplish, so it's difficult to provide any other information other than direct replies to your questions.
