If sale is by/through execution of Trust Deed, then no deficiency judgement will take place although you should check the specifics of your mortgage contract.
A lot of 'creative' writing took place in recent past.
You might consider turning the property into income property. As a long term investment, the California market remains one of the hottest places to invest.
