Most residential mortgages are secured by Trust Deed in CA. Terminology w/in the Deed allows lenders, in cases of default, to bring legal action/remedy without going through a court process.
Court processed, or judicial, foreclosures in CA can be subject to deficiency rulings.
I've decided on a new business venture for you. Open an elder care residential facility or align yourself with someone who is interested in such a business. The state pays handsomely for this type of work. You keep get to keep your investment, have the state pay your mortgage, and enjoy regular passive income.
