Note and Deed of Trust

Hi, new to group. Serf around web doing research and found you guys.
Got a question about a note and deed of trust on a home.
Does private investors got to provide a homeowner/borrower with a monthly statement of the account activity or can they keep it a secret until they put in a demand with a new lender or file foreclosure?
Does anyone know or know how or where I can find out?
