Foreclosure and eviction are two separate processes and will be recorded on your credit profile as two separate entries, each carrying their own penalty points.
Should the home be sold at auction, you could have as little as 3 days to vacate the property.
Sounds like you're in an area in CA with a lot of land, which would explain the heavy building activity. Even so, there's no reason why you shouldn't at least attempt to sell the property.
There are those buyers who prefer the purchase of older homes with no HOA, and already established fencing, landscaping, etc.
The real character, Mr. T., would never have been a defeatist. So, I'm counting on you to get to work.
