Dont know what to do

Let me be honest I know nothing about foreclosure. I live in Las vegas and our market has died and I have 2 homes one I live in and one my parents. We just cant make it anymore and I did contact a realitor and was told that we wont be able to sell the houses for what we would need to get out of them. And that is all we want. We dont want to foreclose but I dont even know what our options are we cant keep paying these mortages and I have already cashed out all the equity to try to keep going. If any one has any ideas I would greatly appricate it. Thank you
