Question about junior lienholders in Colorado
Posted by Jeff on July 23, 2007 at 20:16:37:
In Colorado during the 75 day redemption the original owner and any junior lienholders must file an intent to redeem 15 days before the 75 days is up (by day 60) in order to redeem. Anyone that fails to file loses their right to redeem. So my question is this, if a junior lienholder fails to file an intent to redeem and the original owner redeems does the lien still stay attached to the property? I read that failure to redeem results in nullification of the lien, which sounds to me like the lien would no longer exist.
Anyone know the answer to this?
