I tried handling short sales on my own before working with National Short sale Center. I went 0/3. No money, no fun, a lot of time, and a ton work.
I think they are great. Maybe I am lucky but I have talked to a couple other agents in town who have had good results too. They are 3/4 for me on my short sale processing. I can't complain.
Why would you want someone who is flat fee? They are not going to fight for your commission. They will just roll over when the bank beats them down. I got 2% on both my last two deals with short sale center.
