Buying a foreclosed home before the auction?

I recently saw an ad in the local newspaper for an upcoming auction for a home in foreclosure. Can anyone offer advice as to how to purchase this home before it goes to auction? I've done my research as far as finding out about liens on the property, back taxes, second mortgages, etc. I know who the mortgage holder is, and how much is owed.
Is it possible to get the mortgage company to allow me to assume the current mortgage? Do I need the owners' consent for this? The foreclosure has been entered into the circuit court already, so I'm assuming that the mortgage company now owns the Deed, however I can't get them to discuss the loan with me without the owners' consent. Any tips?
