I am in the same boat. We bought a brand new house three years ago in a high demand area. Within 2 years our house appraised at 200k above what we bought it for. So we pulled most of the equity out to upgrade and landscape, with a crappy mortgage program that I now know I went into blind. Just can't afford it anymore.
We have great credit, never missed or been late on a payment. I missed my first payment on on Sept. 1 and it was the hardest thing to do.
I am working with the National Short Sale Center. In fact I contacted them weeks before I was going to miss my payment. They are great! They are very helpful, professional and friendly.
We have a offer pending after 4 weeks on the market. We will not get anything out of it, but our credit will be spared and we can just move on and start over.
Good luck with everything! I know how bad you feel...
