The renter situation depends on the lease you signed with them. If
they're month to month, you only need to give 30 days. (Though longer
is more ethical.) If that's all that stands between you and a short sale,
in my opinion... you should try to work it out. You can also sell the
home as-is with renters in-tact. But, if the house is a major source of
bleeding, I'd do what I could to stem that bleeding, immediately. A
short sale does see the way to go, here.
