Should I start a foreclosure

My husband and I recently got rid of renters in an investment house gone wrong. We talked it over and decided it best to sell the house. We spoke with realtors and all pretty much offered to sell the house for less than what we owe on our first. With fees included, we really don't think we can afford to sell the house ourselves. We are thinking that we just foreclose on the thing. Can anyone tell us, other than bad credit, what are the consequences? WIll they go after the house we live in or other assets?
