The law has changed in Colorado, and the
implementation change will be January 2008.
Assuming you are under the current implementation,
you want to be out at the end of the 75 days.
An unlawfull detainer suit can be issued following
a 3 day notice to quite. The eviction (unlawfull
detainer) suite goes on your credit when it is
filed. If you are under the new implementation,
you get 6 weeks of public notice, and 60 days
of cure time before the auction. If you are under
the new implementation, you want to be out within
days post auction.
