Just a general thought but one thing I have noticed a number of the foreclosure investment gurus teaching is using loss mitigation as a "foot in the door" so to speak. Basically claim tobe ready to help but really just wanting to buy the property themselves as cheaply as possible.
That might be basic test of such companies. Are they there to help with loss mitigation? Or are they there to buy properties at a bargain price? The ones that don't participate in buying properties would seem more legit. IMHO.
Sadly right now there is also a few bad apples out there that just take a person's money and do little or nothing. I think we really need to monitor such companies very closely.
My own experience is that having a knowledgeable third party will usually do you better than trying to do it on your own. But that can include non-profit help as well which is also becoming more and more available.
Just some thoughts.
