If you are serious about this house then I would have a title search done on it. That will tell you about unpaid taxes, who has liens against the property, etc. I wouldn't do this myself. Probably most important is verifying that the first mortgage is the one doing the foreclosing. Once foreclosure is done any secondary liens would drop off the house and I understand there is no redemption period in Ohio so that would b right after the winning bid at the Sheriff Sale. Correct?
As to the condition of the house? That would be a toughy. But if no one is there I suppose you can get away with trespass and peak in the windows.
If there is no waiting period after the sale (and you need to verify this as well)you would have immediate ownership and the right to change the locks and secure the property.
