Typically lenders have not considered short sales until a property was in arrears. But this is starting to change at some companies. So it is worth asking the question.
Short sale will show your lates and is still a negative on your credit but less than a foreclosure.
My understanding is that the new forgiveness is for owner occupied, not investment properties.
