Lease Option

We are currently renting a townhouse w/ the lease to expire in 7/08. We want to buy a house (between 350-400K) but we don't have enough for a 10% down payment. I want to find out about renting another house w/ a lease option to buy. Perhaps a foreclosure? How do I find someone who would want to do a rental w/ a lease option for us? Our credit is okay but we can improve that in the next 6 months. Thanks in advance.
