You could also consider the short sale route. Your agent will be paid for and you should have no additional costs.
Call your lender and let them know what is happening. Normally you need to be in arrears but more and more lenders are trying to be more proactive. Renting might be an option but rarely pays in upper bracket housing. But explore all options.
What state are you in so we can get an idea of your timeframe?
