I wondered a bit about the placement of your reply, and really took offense at your telling the poster not to read the statutes I linked to, even if they are in legaleze. ;) But, we both believe the original poster should seek local legal advice, so we're in agreement.
Due to the subject material, a real estate attorney reviewing any given post could have the opinion that the opinion expressed in that post is close to legal advice. The disclosure of being, or not being, an attorney is usually an attempt to underline that the advice given is not intended as legal advice.
I'm sure you've noticed this is a message board, and there are disclaimers about posts/replies not being legal or tax advice. There have been cases where individual posters on different internet mediums have been held responsible for what they've said. Usually, it seems to focus on defamation issues rather that a "I read this on the internet, so it must be true" issue. I suppose it could happen though.
Do your attorney contacts have any instances of any non-attorney being successfully prosecuted for providing legal advice on the internet? That's a straight-up question, I'm interested if there are any cases of that.
