I'm Massachusetts too. First is the Notice to Quit, then
either the Summons and Complaint.
You then file an Answer to the bank or plaintiff for you defence, and appear in Court on the day of your eviction trial. Most likely the bank will offer you "cash for keys" to move out and avoid expensive legal
fees to evict you.
Wait for the Cash for the Keys, to negotiate.
