Bit confused. If the house is owner financed why are you mentioning a lender? Does the owner carry the paper or what?
If this is truly owner financed you can approach the owner to see if he/she will take back the property. If there is an underlying mortgage you really owe it to the owner so that they know what is happening.
So please clarify just what situation you are in.
