No, I am not part of the "creative real estate community."
I don't have an answer to your question since I'm not actively involved in ""creative real estate" nor in the lending community. It's my personal perception that as long as someone is paying the mortgage, no real pro-active scrutiny is done by the lenders, however this doesn't make the practice ethical or moral, or legal.
I highly recommend you read the article titled "The truth about getting around due-on-sale clauses" by famous real estate investor John T. Reed.
