As for "cash for keys" offer. Very normal. The lender is willing to give you a small stipend to move out and leave the property in good condition.
While there are arguments that can be made regarding the moveable appliances I think you will have some trouble justifying taking a built in dishwasher. I am not familar with the gas heater you mentioned, but here if it is the made heating element you might have some trouble there as well.
You need to talk to a foreclosure attorney. Most of your questions are really for one of those.
