The foreclosure process and its course is regulated by state law. The lender has no direct control over
the law or the parties enforcing the law such as judges, trustees, sheriffs, etc.

If the deed-in-lieu is financially beneficial to the lender, the lender will accept it and will dismiss the
foreclosure complaint; if not, the lender will just continue the process that the law states.
