You don't mention the dwelling's as-is, fair market value.
You need to price the home properly, and if necessary, seek short sale approval from one or both mortgagees.
Since it's an investment ptoperty, the lender may forgive the debt (tax exposure), demand you make a cash contribution at closing, or ask you continue paying via a soft note.
