lowering monthly payments

Hi Everyone,
I bought my home with my sibling about 8 mos. ago but due to unfortunate family issues, we are going our separate ways. I contacted my lenders and explain the situation to them to be proactive and explain that I would like to possibly retain my home and see how I can lower my payment. Their response is there is no lower payment available right now. I've heard that lenders won't even entertain you until you're delinquent and then they try to help you. I would really like to be able to keep my home. Can someone suggest on how I can talk to them to help me out or an organization that can help talk to them so my lender can work something out? Any insight to this would be appreciated.
