I bought in Dec. 2005 and had mine on the market for two years. Stopped paying nortgage in 10/07, lis pendens in 2/08. Hired an attorney who responded to lis pendens, basically making first and second prove they owned the note.This will buy you 6 months. Have since completed a short sale. I know someone else who stopped paying in 10/07 and no lis pendens yet. I would guess in Florida you are looking at 8-12 months.
Try a short sale, if you can get enough the first will satisfy the morgage and then negotiate with the second.
Seconds are taking less than 1% to release lien and then negotiate the rest.
