If the owner is willing to lose the property to foreclosure, he or she shouldn't object to trying to sell... even if the mortgage debt exceeds the confirmed, fair market value.
Have the owner contact www.spoch.org (a nonprofit resource)who may be able to assist in the construct and choreography of a preforeclosure short sale.
